Developed and designed through collaboration between WTGB Ltd and the Wythenshawe Housing Community Group, this scheme involves the redevelopment of an underutilised area of previously developed land located within the Stockport Green Belt.
Eden have taken the proposals from initial inception through pre-application discussions with the Local Planning Authority, and co-ordinated the submission of a full planning application to provide 78 affordable homes, including a mix of semi-detached houses and apartments.
Eden has advised the client on amendments to the proposal to ensure it is acceptable from an environmental and technical perspective.
Stockport Planning and Highways Committee has resolved to support their officer’s recommendation to grant planning permission. The Committee’s decision was guided by Paragraph 11 of the National Planning Policy Framework (NPPF), which highlights the presumption in favour of sustainable development in the context of a five-year housing land supply shortfall (Stockport has only delivered 54% of its housing requirement over the last three years). Members determined that the proposal’s benefits significantly and demonstrably outweigh any adverse impacts, ensuring compliance with national and local planning policy.
